Case study: Luxury penthouse apartment

The key issue to be solved in this project

An empty penthouse apartment, positioned on the outskirts of Leeds city centre near the canal and river, had remained on the market for nearly two years.

The space lacked character, offered only basic facilities, and failed to connect emotionally with prospective buyers.

The target buyer was clearly defined, a professional couple or small family relocating from London, seeking a lifestyle upgrade. However, without a clear vision, the apartment felt cold, difficult to interpret, and ultimately uninspiring.

 

Understanding the opportunity

The apartment itself presented strong fundamentals. Expansive floor-to-ceiling glazing, wraparound terraces, and far-reaching views across the city, canal, and river created a rare opportunity to design a lifestyle-led interior.

The challenge was not the architecture, but the absence of narrative. Buyers were struggling to visualise how the space could function, particularly given the open plan layout, the lack of furnishings and awkward spatial zones identified during the site analysis.

The concept centred on creating a calm, layered interior that subtly reflects the surrounding waterscape. Leeds itself has historic connections to water, from its riverside origins to its industrial canal networks, and this became a key narrative thread within the design.

Soft, flowing forms were introduced through curved furniture and spatial zoning, echoing the movement of water. A palette of warm neutrals formed the base, enhanced with tonal blues, soft greys, and muted greens to reference the canal and river views beyond the windows.

Material choices reinforced this connection. Textured finishes, layered fabrics, and reflective surfaces were used to mimic light moving across water, while maintaining a calm and timeless aesthetic suited to a high-end buyer.

Spatial planning and lifestyle-led design

The layout was reimagined to improve flow, functionality, and emotional clarity. Defined zones were created for living, dining, and entertaining, allowing buyers to immediately understand how the apartment could support their lifestyle.

Additional spaces were introduced to align with buyer expectations at this level. These included a home office, wellness-inspired elements such as a sauna, and improved storage solutions, all identified as desirable features for this target demographic.

Layered lighting played a critical role. A combination of pendants, wall lights, and discreet LED detailing replaced reliance on standard downlights. This created depth, warmth, and atmosphere throughout the space.

While the base build included mid-range fixtures, the design approach elevated the perceived value through carefully selected finishes and detailing.

Bespoke joinery, integrated lighting, and refined material pairings created a more luxurious impression without requiring structural changes. Brass accents, textured upholstery, and high-quality accessories added a layer of sophistication aligned with target market buyer expectations.

Smart home considerations and integrated audio visual elements were also introduced, ensuring the apartment reflected a contemporary, high-end lifestyle.

The final stage focused on dressing the apartment to maximise its appeal in marketing imagery. The goal was to create a space that felt aspirational, yet attainable.

Furniture was carefully scaled to enhance the perception of space, while styling elements such as artwork, books, and soft furnishings introduced warmth and personality. The intention was to help prospective buyers emotionally connect with the apartment from the first viewing, whether online or in person.

Each room was styled with clear purpose, reinforcing how the space could be lived in, entertained in, and enjoyed daily.
